Melville Marina
We worked with the developer O'Neill Property Group, a national developer of rehabilitated property, to obtain all federal, state and local permits and approvals to rehabilitate former Navy property into this state of the art, largest marina and commercial residential project in the East Coast. This multi year representation involved negotiation with federal state and local authorities to change existing land use of this vacant and deteriorating site into 998 residential units, a 1500 slip marina, public access boardwalks, rehabilitated natural wetland areas and multi million dollar state of the art wave protection structures. We entered into extensive strategic negotiation and planning coordination with permitting agencies to develop the Aquidneck Island Special Area Management Plan which is a series of national recognized urban corridors in Rhode Island that melds public access with private residences in the coastal setting. Existing contamination present at a good portion of the former Navy site needed to be remediating to allow for this change of use. We coordinated several state and federal agency approvals to allow for quick, cost effective remediation that allowed for the project to continue on pace with the myriad of other land use approvals needed. Finally, we negotiated state of the art "living shoreline features" low impact development in the shore side development and public access area to address sea level rise and global warming issues in a, first in the nation, design favorably received by the permitting agencies which earned quick permit reviews.
